Buyer Home Inspection

When buying a home, obtaining a home inspection is a wise investment. The home inspection is a visual inspection of the accessible major systems and components of the home for the conditions that exist at the time of the inspection. We are looking for the safety, function, and structure of the home and our professional home inspection helps to eliminate upfront costs, as well as future expenses. During a buyer’s
inspection, we even give you information on maintaining your future home, so you can enjoy your new home for years to come.

11th Month Builders Warranty

Most new-build homes come with a 1-Year Builder’s Warranty for those living in a newly constructed home. While many items are now concealed or covered, it’s not too late for defects to be found by the trained eye of our inspectors. This inspection is usually done in the 10th month of the 1-Year Warranty. That way, you have time to get the report to your builder and get repairs done and issues fixed before the 1-Year Builder’s Warranty is up.

Home Inspections

A home inspection assesses the safety, function, and structure of a house, including major systems like the structure, roofing, electrical, heating, air, and plumbing. Our job is to educate you on your home and not simply point out problem areas along with recommendations on how to handle the issues.me.

New Construction Inspections

A new construction home inspection will give you insights into the new home you are buying. You’ve heard repeatedly that buying a home may be the biggest investment of your life, so knowing any issues upfront, even on new construction, and getting them taken care of by the builder, will allow you to enjoy your new home for many years. We’ve seen how troubling it is for new homeowners who did not have a thorough New Construction, Pre-Drywall inspection performed.

Termite Inspection

A termite inspection is also known as a wood-destroying organism inspection and involves inspecting rotten wood and looking for insects that damage wood. This inspection looks for mud tubes, damaged wood, and actual termite activity. Damage can be caused by any type of insect, primarily termites, that feed on and nest in the wood that supports your home’s frame, porch, patio, flooring, ceiling, and other places. Of course, not all wood-destroying insects are termites, and the good news is that this type of termite damage can be prevented.

Pre-Sale Inspection

A Pre-Sale Home Inspection will provide you with information about your home. Regardless of how long you’ve lived in your home or how old it is, there could be unknown issues that could hinder a sale. Many home sellers in Annapolis, MD, have secured a Pre-Sale Home Inspection before putting their home on the market.

CAN YOU UNDERSTAND WHAT YOUR HOME INSPECTOR IS EXPLAINING DURING THE INSPECTION?

Effective communication is key for home inspectors. At Dynamic Home Inspections Inc., our inspectors excel at conveying findings clearly. Even the best inspector is useless if they can’t explain issues in a way you understand, wasting your money.

Watch the video below.

The More Thorough We Are, The More Defects We Find, and The More Money You Save!

We will spend 4+/- hours thoroughly evaluating all aspects of the property you are purchasing, from the roof to the foundation and all areas in between, and about an hour educating you on our findings and how to maintain the home.

We want you to attend the home inspection. If you’re new to the home-buying process, it’s important to allow the inspector to focus on inspecting and reporting during the inspection process. This way, it is less likely defects will be missed. You must be there near the end as we finish as we’ll not only inspect the home you’re buying and explain our findings, but we’ll share with you what needs to be maintained and why. You’ll get a real education about your new home.

We’re thorough. We take our time. We’re not trying to rush through your inspection to get to the next one. That often means we find defects the other guys don’t. And that can mean the seller, not you, may pay for the repairs needed. And because we’re more thorough, our fees tend to be slightly higher. So, you

can pay a higher fee and get a more thorough inspection, or you can save some money by hiring a cheap inspector and maybe spend thousands more to fix the things the cheap inspector missed.

Don’t Worry; We’ll Explain Everything In Terms You Can Understand. We Are A ‘Jargon Free’ Company!

Mold Inspection in Annapolis / Baltimore

When mold spores are released in the air you breathe it can cause several health issues.

We recommend that you perform mold testing anytime you purchase a home, especially if the house has been vacant, has had a water event, or if someone is particularly sensitive or known to be allergic to mold. We can visually observe areas of a home and try to identify potential moisture leaks or moisture damage that may have resulted in mold growth, but at times this can be hidden or not visible.

What Our Customers Have To Say

    — Ashley Washington
“ Patrick was our home inspector and he was extremely thorough. He was able to find some issues that would have cost us a bit of money even though the house was only 10 years old. He also showed us how to take care of our future home and took us through every nook and cranny. He obviously is very passionate about his career because he kept us in the loop by email even when he was on vacation. I felt like he truly cares about each of his clients and truly wants them to be happy and healthy in their new home. I would give him 10 stars if I could and I wish I could get this type of service everywhere. Worth every penny and will use him again in the future!”
    — R Small, Council President, Christ Lutheran Church in Clarksville, MD
“ Our aging church and parsonage needed an inspection so that we could prioritize repairs and maintenance and plan a budget and timeline. It is a unique property (commercial/residential mix). Patrick took the time to return my initial call to discuss our needs and expectations (which other companies that sent higher estimates didn’t bother to do). He met our expectations 100%. The report describes identified problems and solutions, including those requiring professional services (e.g., plumbing, roofing, and electrical) and simple DIY remediations we could do as laymen. Dynamic’s website provides a sample report, which was very helpful in setting our initial expectations when I was seeking an inspector. I also learned a lot from him as he explained issues to me as he was finding them. I highly recommend Dynamic Home Inspections for quality, value, professionalism, and customer service! ”
    — Shakaylah Ball
“ Patrick is a wonderful inspector he was patient, professional, and prompt! He made my first home inspection easy, and I appreciate everything! He even left details in the inspection and answered all my questions!!! Please look no further this man is your guy!”
    — Tyler Andrew
“ Patrick was great, called him to look over the structural integrity of our home. He was very thorough and informative, a wealth of knowledge, and very much worth it.”
    — Matthew Carroll
“ We recently had Patrick Murphy from Dynamic complete an inspection on a farm house and the entire experience was incredible. Patrick is an absolute professional and an impressive wealth of knowledge. He was incredibly thorough and explained his findings in an easy to understand manner. He even stayed late and lent his jumper cables to help get our realtor’s car started! We’d recommend Patrick and Dynamic Home Inspections to anyone in need of their services. Thanks again, Patrick!”

    Inspections

    Structural Inspections

The three phases of new construction inspections are as follows:

    Phase 1

Examination of the first phase of new construction is the foundation. We do this inspection when the home’s foundation makeup has been completed, and the builder has poured the concrete. We ensure the foundation is level using a laser level, evaluate any drainage systems for water control, and ensure the foundation (Basements and Crawl Spaces) has been sprayed or coated with Modified Bitumen. This is a synthetic rubber used to help keep water from penetrating through the foundation walls.

    Phase 2

Pre-drywall inspection evaluates the framing, plumbing, electrical, heating, and cooling systems. Major systems within the walls are included to ensure no potential problems could arise after drywall installation.

    Phase 3

11th Month Builders Warranty Inspection is the final home inspection once construction is completed.

This inspection is important because the home is now “alive, “so to speak. The water and electricity are now flowing through the pipes and wiring. This allows us to check the operation of all the components to ensure they are functioning as intended.

Buying a home that did not undergo a professional inspection puts you at risk of several issues that are either costly to repair, a safety concern, or, worse, can no longer be seen, hence you will learn of these issues when they arise later.
